Two of the four depend on the market. Two are yours.

The $173,000 average equity gain per client was measured across 2025, before the market declined. It is a record of what happened, not a forecast of what will.
For our property purchase they had a depth of knowledge that reflects their own professional and personal familiarity with the market. We secured an off market property at a competitive price in a tight timeframe.
Buy and hold was a strategy when the market did the work for you. It is not one now.
Government policy keeps changing, interest rates are high, buyer sentiment shifts, and capital city prices are down 5.1% nationally this year, as of the end of September 2026. None of that sits inside your control.
That is why one or two points is no longer enough.
It is almost never the deposit.
A bank tests your repayment at roughly three percentage points above the rate you actually pay, then counts your rent at around 80%, not 100%. Take a property renting for $1,000 a week with $1,000 a week of repayments at 6.5%. In real life it breaks even. To the bank it reads as minus $500 a week, and every property in your own name carries that loss into the next application.
That is why most investors stall at two or three properties. The way past it is a property where the rent carries the loan, held in a company or trust, so some banks can disregard that loan when you go again. The guide works through it in full.
Every property purchase can be scored out of four. The old way was to buy for one, maybe two. The new way is to buy with three or four present.
Tick two, you're average. Tick four, you're elite. Most investors never get past two.
Real client purchases, each figure carrying the valuation it came from. Measured before the market softened, and not a forecast of future performance.

My partner and I purchased our first investment property with Dan and Josh. They are both incredible, knowledgeable, communicative, and guided us through the entire process. I couldn't have done it without them.

No. We work with clients anywhere in Australia and act entirely remotely, so where you live does not limit what you can buy. Most of our buying is on the East Coast, primarily New South Wales and Queensland, because that is where the stock currently stacks up.
Yes, both, though most of the time the answer is established. The majority of investor purchases are established property, because that is usually where the below market value opportunities sit. But it is a case by case call. Brand new works when the right stock can be sourced at a discount, and off the plan can suit someone who has a deposit but limited serviceability right now, since they can secure the property and settle down the track.
Yes. Many of our clients are repeat clients, often buying their third property with us. The score is what decides whether the next one is worth doing at all.
